Pre-Application Enquiries
Householder
If you would like advice on whether a planning proposal is
likely to recieve planning permission before submitting an
application then you can request pre-application advice. This
service is currently free of charge and can be dealt with within 25
working days (subject to current case loads). The advice provided
will be informal only so we cannot guarantee that a proposal
will receive planning permission instead helpful advice will be
given that relates to our current policies and design guidance.
In order to request pre-application advice we require the
following to be submitted in writing:
- A site location plan - this is usually an
Ordnance Survey map that shows where the property or land is
located. A red line should be drawn around the site.
- A plan of the development or detailed
description of what is intended - dimensions should be stated or
shown if not drawn to scale.
- A statement - this should include contact
information (name, address, telephone number, e-mail), history of
the site (any past developments, planning permissions etc) and any
other useful information that will assist with your
enquiry.
If your proposal is considered to be permitted development then
an informal response will be given. If you require a formal written
response that is legally binding then an application for a Lawful
Development Certificate (proposed) should be applied for. If you
have already completed your development then a Lawful Development
Certificate (existing) should be applied for. Both forms are
available below under application form number 14 (existing) and 15
(proposed).
Commercial and all other
Any enquiries that are not considered to be householder must
formally write to the Borough Council with as much information
relating to the development as possible. As a guideline it is
useful to refer to the validation requirements under application
form 4. It is not a requirement to submit all the information
stated however the more information submitted the more
comprehensive the response will be. Again this advice is informal
and will take 25 working days for a response (subject to current
case loads).
Applying for Planning Permission
To apply for planning permission you can do any of the
following:
- Collect an application form from the Town
Hall and complete. All the guidance notes are attached to the form
including details of the plans and documents we require. If you are
unable to collect a form please contact Planning Support on 01234
221729 or e-mail planning@bedford.gov.uk to ask for an application
form to be sent to you, or
- Download an application. The forms are
available below. There are 4 parts to each application and it is
important to download each element so that you have all the
information required. Once completed the form should be sent to
Planning Services, Town Hall, St.Paul's Square, Bedford, MK40 1SJ,
or
- Submit the application electronically via
the Planning Portal website. Further information on how to do this
can be obtained directly from the website.

Please Note: Discharge of Condition applications are now subject to
a fee. If you submit all the conditions you need to discharge from
1 planning application only, at the same time the one fee is
sufficient, however if you submit them separately or for more
than planning application multiple fees would be required.

Fees
The fee for your planning application will vary depending on
what has been applied for. Please make sure you submit the correct
fee with your application so not to delay the planning process. If
you need assistance calculating the correct fee required please
contact the Planning Enquiries Officer on 01234 221798 between the
hours of 8.45am and 12.30pm (Mon - Fri).
